The deck supports the new roofing system
Roof sheathing is the wood surface beneath underlayment and shingles. New shingles do not correct deteriorated or unsuitable decking underneath. During a replacement, the exposed deck should be evaluated before new materials conceal it again.
Exterior inspection and roof measurement help plan the job, but they do not establish the exact quantity of damaged plywood. A proposal should explain how concealed work is handled if tear-off reveals a problem.
Multiple roof layers change the replacement discussion
The Ronkonkoma inspection supplied with this site recorded three reported shingle layers, solar-related penetration repairs and damage at the ridge. That combination supported a broader roof evaluation and possible replacement planning. It did not document a completed tear-off or confirm the hidden deck condition.
Additional layers affect removal and disposal. They also make it harder to understand earlier repairs from the surface. Ask the contractor to state the number of layers assumed in the quote and how a different condition will affect the scope. Whether another layer is permitted or appropriate must be checked against the specific roof, product requirements and applicable rules.
What to ask about plywood and concealed repairs
- Is any decking replacement included in the base proposal?
- What material, thickness and quantity does that allowance cover?
- What unit price applies if additional sheets or other repairs are needed?
- Will the exposed condition be photographed before it is covered?
- How will additional work be approved?
- Does the scope address damaged framing separately from sheathing?
Sheet count alone is not a complete specification. Deck suitability and attachment depend on the existing construction and selected roofing system. Structural concerns require the appropriate further evaluation.
How decking connects to flashing and ventilation
A replacement scope should connect deck repairs with underlayment, water protection, flashing, roof penetrations, ventilation and shingles. If a leak caused the deck damage, replacing the wood without correcting the water-entry detail leaves the cause unresolved.
The real work photographs on the replacement service page show exposed decking and installation stages. They illustrate the process and are not assigned to an unverified town or homeowner.
Why the instant estimate is preliminary
The estimator uses available roof measurements and current pricing assumptions. It cannot see beneath existing shingles. Compare the preliminary result with a written site-specific proposal, especially for multiple layers, difficult access, complex flashing and concealed repairs.
